Germany – Engineering services – Leistungen der Technischen Ausrüstung, Anl.-Gr. 4+5, Bad Vilbel, Neubau 20 Wohnungen in Modulbauweise

The city of Bad Vilbel intends to construct 20 residential units. A preliminary design approved by the Magistrate in 2024 for the new construction (building design LPH 1-2) is included in the tender documents. This serves as the basis for further planning and is to be used for implementation. The preliminary design classifies the building as class 4. The four-storey building is planned as a modular construction. Steel container construction is explicitly not desired. The new construction is to be built in the form of a partially or prefabricated timber/ timber hybrid construction, such as a timber frame construction, on a massive partial basement by a general contractor (GU). The execution planning is thus half with the GU. In this context, reference is made to the requirements from the MHolzBauRL (Model Directive on Fire Protection Requirements for Components and External Wall Claddings in Timber Construction) for building class 4. The aim is to achieve a sustainable construction method from the top of the basement, to shift the construction site traffic to pre-production, in order to keep the local construction site work and traffic and impairments to the environment caused by the construction site as low as possible. A grant has been applied for the new construction. The requirements for obtaining the grant must be complied with and a corresponding proof of use must be created with completion, which corresponds to the grant guidelines. +++ The services of the Technical Equipment according to §§ 53 ff. HOAI, plant groups 4+5, LPH 1-9 as well as special services are to be awarded. +++ Estimated construction costs of approximately 5.3 million € net for the cost groups 200-700 are to be expected. Of this, approximately 0.9 million € net is allocated to cost group 400.
