Description of the service: A youth, children and families' community centre is to be realised at Querkamp, south of the Brüder-Grimm-Schule. It will accommodate a mix of communal, group and multi-purpose rooms as well as offices for the operators. The planned building comprises two full storeys plus an attic and is not underpinned. It will be constructed using a timber-frame skeleton with a solid building core and will have a purlin roof with extensive greening and a PV system. The construction site access is via the public road Querkamp. Due to a large stock of trees to be preserved in the front area of the building site, the construction site set-up area is very limited. Part of the adjacent school car park to the north can be accessed with small lorries. A temporary holding bay will be created parallel to the road on the building site, which can be used for loading and unloading with a crane. All public roads, pavements and parking spaces are to be kept clear. The bill of quantities includes: - Timber construction work: load-bearing structure and facade - Steel construction work (galleries) - Timber-aluminium external windows and doors - Shading work: textile screen and drop-arm awnings. Key works: - Erection of the load-bearing timber structure - Installation of cross-laminated timber ceilings - Erection of the purlin roof truss with installation of roof windows - Construction of the external walls in timber-frame construction (prefabricated) - Application of the timber facade - Construction of timber beam ceiling on the gallery with connection to the steel components of the gallery - Design, delivery and assembly of the steel structure for the gallery with fire protection coating - Installation of timber-aluminium external window and door elements - Assembly of externally mounted textile screens on the facade - Assembly of drop-arm awnings on the gallery structure.
