Poland – Construction work – Budowa Szkoły Podstawowej na działce nr 160/2 (dawniej nr 160), obręb Karwiany-Komorowice, gmina Żórawina

3.1. The subject of the contract is the design and execution of construction works (formula "design and build") as part of the investment task entitled "Construction of a Primary School on plot no. 160/2 (formerly no. 160), Karwiany-Komorowice cadastral area, Żórawina commune", implemented on a property located at ul. Wiosennej in Komorowice (55-020), i.e. on cadastral plot no. 160/2 with an area of 3.0118 ha (30 118 m²), resulting from the division of plot no. 160 with an area of 4.0135 ha (40 135 m²), Karwiany-Komorowice cadastral area, Żórawina commune, Wrocław County, Lower Silesian Voivodeship, where the investment area covers the north-eastern part of the property with an area of approx. 1.73 ha. The division of plot no. 160 is based on the division project (map with the division project, GEO-BAU Jan Hutnik); until the decision on the approval of the division becomes final, plot no. 160 remains in legal circulation – the conditions for connection to the network issued for plot no. 160 and other decisions remain valid. 3.2. The required scope of the Investment includes the preparation of complete design documentation along with obtaining all necessary studies, decisions, opinions, applications and agreements, including the final and binding decision on the building permit, the execution of full-scale construction works on this basis and the handover of the facility for use, in accordance with the Functional-User Programme (hereinafter: "PFU"), which includes in particular: 3.2.1. preparation of the concept (including participation in at least three consultative meetings at the Contracting Authority's premises), architectural design (land development project, architectural and building project and technical project), executive project, technical specifications for the execution and acceptance of construction works, scope of works and investment cost estimate, along with necessary studies (including geotechnical studies), enabling the commencement of construction works on the basis of the final decision on the building permit, 3.2.2. construction of a single-storey public primary school building with a net area of approx. 1 940.9 m², intended for approx. 300 pupils of classes 4–8 (12 classrooms), implemented in modular technology, with the features of an intelligent, low-emission and energy-saving building, meeting accessibility standards and free of architectural barriers, along with a link enabling connection to the planned sports hall building and leaving a reserve of land for the expansion of the building for early school education (classes 1–3), 3.2.3. implementation of the investment land development, including the layout of internal communication, 74 parking spaces for passenger vehicles, 70 bicycle parking spaces (including 40 covered), a manoeuvring area, an assembly area, a recreational-sports area with an outdoor gym, a set of sports fields with a running track and a long jump pit, small architecture objects, lighting, fencing and landscaped greenery along with tree and shrub plantings, 3.2.4. construction and possible reconstruction of networks, connections and technical infrastructure facilities and equipment of the facility with building equipment, installations and permanently built-in equipment, to the extent indicated in the PFU, 3.2.5. performance of author's supervision throughout the construction period, maintenance of construction documentation, preparation of as-built documentation (including post-construction geodetic inventory) and user and maintenance instructions for the facility, as well as obtaining the final decision on the permit for use (or effective notification of completion of construction), enabling the commencement of use of the facility. 3.3. A detailed description of the subject of the contract is the Functional-User Programme, which constitutes TOM III SWZ – Description of the subject of the contract, together with the annexes.
