Description
The city of Wunstorf intends to re-plan and renovate certain parts of the primary school in Großenheidorn for a different use. An economic assessment and evaluation of the existing stock of two buildings for the new use is to be carried out in advance. The school building complex on Klosterstr. 24 consists of 3 different building sections: classroom wing (House 1), care wing (House 2) and gym (House 3). The classroom wing, House 1, is a two-story building that was approved in 1993. Houses 2 and 3 are existing structures that, according to the building file, were renovated in 1970. It is suspected that these were built in the 1950s. House 2, a single-story building, currently houses the afternoon care facility with the uses of workshops, library and children's kitchen. House 3 contains a developed movement room on the ground floor with adjacent changing area without sanitary facilities and without equipment room. The upper floor is not fully utilised. The association Webstube uses a former classroom, but this can only remain until the conversion to a full-day school is completed. To accommodate the necessary functions of a two-track full-day primary school, the existing areas in the existing building sections are not sufficient, so that in addition to the re-planning or renovation of the existing stock, the planning of a supplementary new/extension building will also be necessary. The functional division with the uses has been developed in a room-layout concept together with the school, administration and politics. This provides that the classroom wing will remain almost unchanged and the additional areas in the area of House 2 and 3 are to be created as a change of use or demolition and new construction. Both old buildings are in need of renovation. For House 2, a single-story building, an addition according to the static assessment will not be possible, unless it is statically secured differently. For House 3, a report on the sealing situation of the ground floor has been prepared, as it has many moisture damages. The future school complex is to spatially support the educational concept and at the same time also integrate the outdoor area as a teaching area. Renovation of existing classroom wing (House 1)
Minor changes are desired according to the educational space concept. Therefore, the existing classroom wing (House 1) will remain in use. A re-planning by the project planning is not desired. The implementation will be carried out independently by the city of Wunstorf. However, for the specialist planning TGA, the LP 1-6 for this building is to be considered and planned together in the overall project, especially with the focus on the safety-related systems such as Sibel, BMA as well as heating and ventilation technology. The construction implementation for the interior of building 1 is to remain with the city of Wunstorf. The energy centre for the entire complex is excluded from this. Renovation/Supplement/Extension of existing stock (House 2 and House 3)
The existing units House 2 and 3 are to be supplemented, renovated or newly built with the specified area from the room programme and concept. Further important planning parameters are: - The appearance of the new school can be adapted to the existing stock. - Particular attention must be paid to compliance with the property boundary with its setback areas. - Barrier-free access: A lift is to be planned centrally in the distribution zone, connecting all levels. Ground floor accesses are to be designed to be barrier-free. - Extension to the existing staircase of the classroom wing - High degree of prefabrication, as there are cramped construction site conditions - Technical areas as a guideline are to be taken into account: 100 m² ventilation technology for kitchen and dining room 45 m² heating technology room possibly location with air heat pump 15 m² BMA central 15 m² electrical building entry 15 m² MSR and server 10 m² for PV inverter
The development of an economic concept is the top priority. A site inspection should definitely be carried out before submitting the offer. A date for this will be announced. The cost framework for the overall project with cost items 200-700 has been set at a current amount of 10.2 million EUR gross. The completion of the building is scheduled to be in 2030 (start of full-day: school year 2030/2031).
