Description

The five-storey administrative building of the city of Solingen at Bonner Straße 100 with a gross floor area of approximately 15,000 m² is to be comprehensively renovated while in operation. The renovation includes both the building envelope and the interior fittings and technical building equipment, taking into account the existing building substance.

1. Building Envelope

Renovation of the facade

Roof renovation

Replacement of windows

Installation of sun protection systems

Scaffolding for external works

2. Technical Building Equipment

Renovation of electrical installations

Conversion to LED ceiling lighting

Modernisation of heating and sanitary installations

Renovation of WC installations

Renovation of ventilation systems/central units

Renovation of control technology (MSR technology)

Renovation of air duct installation

Renovation of air outlets

3. Interior Fittings

Renovation of floor coverings

Painting work

Installation of suspended ceilings

Fitting out and modernisation of tea kitchens

Upgrading of meeting rooms

Redesign of the foyer with a new reception desk

4. Common and Special Areas

Upgrading of the canteen (multi-use)

Adaptation of lift vestibules

Additional measures to improve the quality of stay

In the interior, the office and circulation areas are to be refurbished. This includes floor coverings, lighting, wall and door surfaces, and the laying of electrical cables within the floors to ensure a modern and functional room structure. The sanitary facilities are to be modernised, while the tea kitchens are to be converted into extended stay areas. The canteen will be equipped with a new floor covering and modern lighting; optionally, flexible room division by folding wall should be feasible. The ventilation technology must be renewed. The ventilation systems in the canteen section of the building (also referred to as "Casino" in old documents) date mostly from the original building substance of 1974. Therefore, renewal of the ventilation central units is advisable as part of a general and comprehensive renovation, as the units have far exceeded their service life and no longer meet today's hygienic and energy standards. The plant room in the ventilation central unit in the basement is also suitable for today's ventilation units, with looped heat recovery systems being an option due to space constraints. The MSR technology dates from 2002 and has reached the end of its service life and would also be renewed as part of the equipment replacement. The fire dampers can be reused, but the existing inventory lacks motorised drives. Currently, the examining expert has not identified any deficiency here, but from other objects with different examiners, the requirement to prevent cold smoke logging in the event of a plant failure is known. The air ducts in the ventilation central unit would be renewed, while the ducts in the building can mostly be reused after cleaning. There is a risk that during the construction process it turns out that, for example, the flange seals on ducts are no longer tight, in which case the technical and structural effort would be considerably higher. The previous supply air outlets had only limited effectiveness above the panel ceiling. With the change of ceiling, the outlets must also be renewed. No changes to air outlets are planned in the cellar rooms and the kitchen.
