The municipality of Selters intends to renovate and expand its existing administrative building at Am Saynbach 5-7 in Selters (Westerwald). Alternatively, depending on the results of a cost-benefit analysis to be carried out as part of the preliminary investigation and planning, the construction of a new building is envisaged. The existing building dates mainly from the 1970s and has been extended several times over the following decades. It no longer meets current requirements in terms of construction and technology. In particular, the building envelope, the technical building equipment and the existing room structures need to be fundamentally modernised. The aim of the measure is a functional, economical and sustainable reorganisation of the administrative site, taking into account current requirements for workplaces, accessibility and digitalisation. In addition to the renovation of the existing building, the possibility of an extension, in particular by means of an extension to cover the additional space requirement, is to be examined as part of the planning. At the same time, a variant comparison between renovation and new construction is to be carried out, taking into account in particular the cost-effectiveness, follow-up costs and functional and energy aspects. At least in accordance with the requirements of the Building Energy Act, with the option of further implementation as an Efficiency Building 40. The planning is to be carried out taking into account the possibility of construction during ongoing operations and necessary interim solutions. The above statements are a summary. Special emphasis is placed on the development of a future-proof utilisation concept for approximately 100 workplaces, including flexible workplace models, meeting and special rooms (e.g. conference hall), and on the implementation of a sustainable and energy-efficient building concept.
