Belgium – Urban planning and landscape architectural services – Opmaak van een beleidsplan Ruimte, RUP kernen en een algemene bouwcode voor lokaal bestuur Londerzeel

The municipality of Londerzeel wishes to undertake a municipal Spatial Policy Plan for the entire territory of Londerzeel and, if possible, simultaneously a simplified RUP for the cores and a general building code. The municipality of Londerzeel wishes to be guided for these assignments and is looking for a specialized study bureau for this purpose. If all parcels are granted, the processes will be coordinated as much as possible. If different contractors are appointed, there is a coordination and alignment obligation. The assignment comprises 3 parcels:

Parcel 1 - Spatial Policy Plan - A strategic vision 2040-2050 for the spatial development of Londerzeel and its sub-cores; - A policy framework, at the moment we propose the following policy frameworks: * Built-up area (cores, business zones, interweaving of functions, greening, economic activities, leisure, etc.) – including action plan * Open Space (water, greening, protection of open space and nature, recreation) – including action plan. The content and number of policy frameworks can be adjusted based on the analysis phase. - An integrated participation trajectory and communication plan - Plan-MER. In preparation, the municipality wishes to have at least a partial study carried out around housing needs. The municipality wishes to conduct an open planning process with all relevant actors to think about the future of the municipality together.

Parcel 2 - RUP cores. A simplified RUP for the sub-cores, which provides for a general broad destination and in which 3 residential levels are made possible within the 3 building levels, as well as the demarcation of the commercial cores. Possible lifting of existing outdated BPA's and RUP's within the planning area.

Parcel 3 - General building code. A general building code that sets qualitative requirements for mainly the built-up area, including planting, minimum plot widths, parking, front gardens, side and rear gardens, multi-family dwellings, quality requirements, nature and open space.
