Description
The property is located in the district of Steglitz-Zehlendorf in Berlin, in the locality of Lichterfelde on plot 4395 (16,549 m²), plot 1, cadastral district Lichterfelde. The primary school is bounded to the south by Haydnstraße and to the west by Undinestraße. In addition to the main building, the school grounds include a three-court sports hall, a garage, and a utility room. The subject of the task is the renovation and expansion of the existing school site of the primary school at the Bäke. The measure includes: - the renovation of the existing school building during ongoing operations with an extension by one additional storey - the renovation of the sports hall - the erection of two container systems as an interim measure A needs program is available for the overall measure, which has been checked by the Senate Administration for school and construction expertise. The checked needs program is a binding requirement for the preparation of the further planning documents. As part of the renovation and extension of the school, the erection of two containers for school use, each with 3 storeys, as interim structures is necessary. The measure will be carried out in sections and while maintaining school operations. For the construction project, mandatory certification according to the Sustainable Building (LNB) guideline with the target BNB Silver (Sustainable Building Assessment System) is specified. The basis for this are the BNB target agreements from the needs program and the regulations of the Berlin Administrative Directive Procurement and Environment (VwVBU). As part of the planning, an ecological overall concept with the VPU is to be drawn up and implemented, which fully meets the requirements of the GEG, the EPBD Directive and ecological construction (according to LNB). All necessary evidence and documentation for certification must be provided. This includes, among other things, the design of the energy supply (use of renewable energies, ventilation, cooling, summer heat protection) and rainwater management. In addition, detailed statements on the environmental compatibility of the TGA materials and their recyclability and reusability must be made. The specific assessments for the school building and the sports hall from the final report of the feasibility study must be taken into account.
