Description

The Burgenlandkreis as the contracting authority intends to construct a new school campus on the site of "Stadtquartier Schönburger Straße," consisting of a school building and a 3-court sports hall. The Centre for the Vocational Preparation Year (BVJ), also planned on the site, is not the subject of this tender. The construction site for the planned campus is located east of the Naumburg centre within the scope of a legally binding development plan (B-Plan No. 62 "Stadtquartier Schönburger Straße"). The former development and surface coverings have already been demolished. The school site itself is located on the south-running Schönburger Straße and the east-running Dr. Wilhelm-Kniest-Straße, which was newly planned and constructed as part of the B-Plan procedure, between Schönburger Straße and Grochlitzer Straße. The campus also includes the site with the plot number 692. Currently, a facility used by the Federal Agency for Technical Relief (THW) is located there. The building planned there is not the subject of this tender. The street quarter between Schönburger-, Rosa-Luxemburg and Grochlitzer Straße is characterised by largely homogeneous development, mostly with three-storey residential buildings. The site is largely level and covers an area of 25,196m2. The buildings of the new school campus will be distributed across three building areas. The building sections of the construction project are designated as follows in the invitation to tender:

Part Object A School Building

The building that houses the classrooms of the special school, the secondary school and parts of the BVJ forms the largest building mass as the centre of the facility and is itself divided into three "building cubes," staggered in height between two and four storeys. The three building sections are each structured around an inner courtyard core. The buildings will be constructed in solid construction with load-bearing walls and columns made of reinforced concrete as well as reinforced concrete ceilings with a flat roof. The foundation is made on reinforced concrete floor slabs. The middle building section (A1) is basement, the northern and southern building sections (A2 and A3) are not basement.

Part Object B Sports Hall

The 3-court sports hall is arranged north of the school building. Adjoining the large hall space with DIN dimensions (45 x 27 m) on the southern longitudinal side is a two-storey functional tract. The building foundation for the social tract is made as a slab foundation with reinforced concrete floor slabs, the hall is founded with individual foundations and foundation strips under the outer walls. The load-bearing walls, columns and floor ceilings in the social tract are constructed in reinforced concrete. The hall roof is formed with glued laminated timber beams and a supporting shell made of steel trapezoidal sheeting.

BVJ Workshop Building (Part C)

The workshop building is located in the northwest part of the site on the "THW site". It consists of a 2-storey social building (existing) and a single-storey workshop hall (new build). The 2-storey existing building has the dimensions l x w x h 19.90 x 12.35 x 6.96 m and is to accommodate supplementary functions such as changing rooms, teacher area, sanitary rooms and technical rooms without substantial static-structural interventions. The workshop hall has the dimensions l x w x h 33.90 x 28.40 x 4.78 m and will be constructed in solid construction on a reinforced concrete floor slab and strip foundations under the outer walls. The load-bearing outer and inner walls are made of reinforced concrete according to the static concept. The roof of the workshop building will be made with 40 cm thick prefabricated concrete parts made of prestressed hollow slabs.
