The overall project involves the construction of a new Federal Agency for Technical Relief (THW) local association building with garages and ancillary buildings on the site of an existing THW property as part of the THW construction program by a general contractor (GC). The site currently houses a school building from the 1950s used by the THW, as well as several garage buildings. The existing structures will be demolished. The subject of this planning contract (Lph 1-9) is to prepare a level, load-bearing construction site and to create transfer shafts/transfer points for the supply and disposal lines. The construction site has a gradient of up to 3.5 m from the northern end of the construction site to the road. The GC requires a level and load-bearing site. Preparing this is the subject of this contract. To do this, it is necessary to level the slope, create the terrain offset (including retaining structures where required), possibly carry out tree protection measures for the trees to be protected, carry out all earthworks required for this and any necessary soil improvement measures, and make the construction site ready for construction for the GC. After completion of these measures, the GC will be commissioned to build the THW local association including all ancillary buildings and outdoor facilities. As part of this contract, the following services are likely to be required: Planning and supervision of the implementation of the site preparation to create a construction-ready site for the GC in coordination with the other parties involved and the GC. The scope of the structural design for soil improvement and the design of the necessary terrain offsets is explicitly part of this contract. Coordination of the handover level of the preceding demolition measures. Coordination with GC/environmental protection/soil expert regarding: - required height and quality of the handover level for the GC, - type and location of the transfer points for water, sewerage, electricity, telecommunications, and information and communications technology - clarification of construction site: dimensions and type and location (taking into account the necessary terrain offsets), - approval planning. The preparation of the construction-ready site is to be planned, the corresponding work is to be tendered and its execution is to be supervised. The information from the soil report and environmental protection must be taken into account. - type and dimensions of any necessary retaining structures and slopes - securing the trees and hedges to be protected - transfer points for water, sewerage, electricity, telecommunications, and information and communications technology - all necessary earthworks - possible soil improvement measures. The construction work can presumably be carried out from the end of March 2027, as soon as demolition and dismantling work has been completed. The work must be completed and accepted by no later than week 44 2027 (early November)! The service must be provided in such a way that this deadline is met. The handover to the GC will take place in week 45 2027.
