The Municipality of Ferencváros, IX. District, Budapest, owns the property located at 54 Haller Street, Budapest (2 Telepy Street, cadastral number: 37786), classified as "Detached house, courtyard, economic building," with an area of 727 m2. The building received a building permit dated May 20, 2026, with the reference number BP/ÉTDR-2601/1020-25/2026, which became final on June 13, 2026. The plot is located in the "Budapest, IX. District KÖZÉPSŐ-FERENCVÁROS Rehabilitation Area (bounded by Ferenc körút – Üllői út – Haller utca – Mester utca)" municipal regulation, designated as LN-1/IX-R/38 Urban, high-intensity, typically closed, courtyard-integrated residential area. The adjacent plots have Fszt+3 and Fszt+5 storey high apartment buildings, all of which have basements. Currently, the building is basement + ground floor + 3 storeys high, with an unbuilt roof area. Previously, 32 apartments were arranged within the building. The entire building is basement-level, except for the inner courtyard, which is directly accessible from the entrance hall. After the planned expansion, renovation, and renovation, a residential building with a basement + ground floor + 5 storeys will be arranged with 36 apartments and 1 independent storage unit. The existing Telepy Street tract's inner courtyard wing will be demolished, and a new basement level will be created with a new staircase core, which will also house 1 lift installation. The basement level houses the building's mechanical room and the storage units for the apartments. On the ground floor, a larger leasable area (currently designated as storage on the plans) with direct street access is arranged in the outer tractus, as well as a communal space opening from the new apartment entrance hall, and two barrier-free apartments with inner courtyard access in the inner tractus. Behind the new main staircase, there is a ground-floor courtyard mass with a green roof, which includes a bicycle storage and a barrier-free storage. The layout of the apartments on the first three floors is identical, with 8 apartments per floor. On the new fourth floor, 6 two-bedroom apartments are arranged, each with a recessed street terrace behind the cornice. On the top new roof floor, 4 two-bedroom apartments facing the courtyard are arranged. The protected facade is currently in poor condition due to structural and life safety reasons, and the remaining decorative elements are in poor condition. The original structure must be rebuilt under the supervision of a specialist in architectural history. All window openings will be demolished, and the main facade windows will be replaced with new wooden frame windows with a dioptric finish. On the inner courtyard facade, modern triple-glazed windows with thermal insulation will be designed. The current irregular window arrangement on the ground floor will be discontinued, and uniform shopfront wooden windows will be prepared. Structure The existing main walls of the building are made of brick. Due to the necessary interventions, the foundation will receive additional load, so soil reinforcement must be applied. A new reinforced concrete floor slab will be made in the basement-level building sections, and a new brick vault will be designed in the courtyard section to support the new terrace pillars. A new reinforced concrete base slab will be made for the lift shaft. The load-bearing walls of the building are brick-built, typically 45-60 cm wide. On the courtyard facade, a new reinforced concrete pillar frame structure and infill masonry will be built due to the new openings. The new openings in the main wall will be made with new steel linings. The existing partition walls will typically be demolished. The walls inside the new apartments and separating the apartments will be designed as lightweight structures with gypsum plasterboard walls according to the applicable technical guidelines. In the case of apartment-separating walls, a double-frame system (e.g., Rigips-Habitó) will be used. On the basement level, the brick vaults will partially remain, and the infill and floor layer will be replaced with a new modern design. In the demolished sections, a new monolithic reinforced concrete ceiling will be made, and the infill matching the vault will be applied at the demolished basement entrances. Regarding the intermediate floors, since the courtyard tract will be demolished, a modern monolithic reinforced concrete flat ceiling will be arranged there. The steel beam floor joists between the steel beams in the street tract will be demolished, and new monolithic reinforced concrete tray ceiling slabs will be designed with a thickness of 10 cm, supported on the lower flange of the steel beams. The reinforcement will be designed so that a vertical reinforced concrete beam will be made on both sides of the steel beams, which will work together with the steel beams. The existing wooden ceiling will be demolished, and a new monolithic reinforced concrete ceiling structure will be made. The 5th floor roof floor to be built above it will have a steel structural design. On the courtyard wing, the mass behind the new circulation core will have a green roof design, which will match the green-roofed deep garage mass arranged in the courtyard of the adjacent Telepy utca 2/b. The current suspended walkway will be demolished, and a new walkway supported by steel support pillars will be built, which will also serve as a terrace. The walkway will be designed with monolithic reinforced concrete slabs, fixed sectionally to the existing walls with a thermal bridge breaker. Both the main and secondary staircases are structurally unsound, and the existing structures will be demolished and a new reinforced concrete staircase core with a new lift structure will be made. The new circulation core will be arranged in the courtyard wing as a completely new structure with monolithic reinforced concrete walls and prefabricated reinforced concrete stepped stairs. The existing wooden ceiling will be demolished, and a new fourth floor with a full reinforced concrete structure will be created in its place. A new steel structure will be designed on top of it with a roof extension. The new roof extension will have a metal sheet roof.
