Description

The property comprises a complex of buildings with offices and laboratories (highly equipped biological and genetic engineering laboratories) as well as greenhouses. The total floor area of the institute is approximately 35,500 m². The research focus of the institute is molecular plant genetics. The first buildings were constructed in the 1960s. The newest building was opened last year. Centrally located is a spine of 4 laboratory buildings connected by a central building. The building H to be renovated is one of these four laboratory buildings. The floor area is approximately 670 m². The building extends over 3 full floors and an attic. The building was erected in the 1980s. Technically, parts have been renovated in the meantime, but these are presumably no longer operational. The renovation measures in building H include the trades of construction, heating, ventilation, air conditioning, and electrical. The estimated total construction costs of the measure (cost groups 200 - 700, excluding cost groups 611 and 612) amount to 5,705,000.00 € (net). Essentially, the services included in this invitation to tender involve a section-by-section general renovation of building H across all technical building services (cost groups 440, 450, 460) taking into account fire protection requirements and full integration with the existing infrastructure. The costs of the mentioned cost groups amount to approximately 1,000,000 €. All construction measures will be carried out exclusively within the existing building. The planning must take into account not only the special requirements for the technical systems but also the usual work processes for such objects. The building contains a low-voltage switchgear that partially supplies other buildings not affected by the renovation. In this tendering procedure, the Max-Planck-Gesellschaft places particular emphasis on bidders with in-depth knowledge of electrical planning and experience in carrying out renovation measures in existing buildings. The planning must at least comply with the generally accepted rules of the art. Furthermore, the planning must comprehensively include economic and energy economic aspects as well as criteria of sustainability. This includes, in particular, the proactive indication of savings potentials in the sense of sustainability and a user-specific planning. In addition, reserves must be included in the planning, but these do not necessarily have to be realized immediately. The subject of this VgV tendering procedure are the required services of the "Technical Equipment Planning (ELT)" according to § 55 in conjunction with Annex 15 of the HOAI 2021 for the ALG 4, 5 & 6 in the LPH 2 and 3, 5 to 9, plus special services.
