The contracting authority makes the following changes as well as the changes under item 5.1 and item 5.1.6 compared to the original notice with the number 460672-2025. The subject of the tender is the lease, operation and modernisation of the Caracalla Therme, Friedrichsbad and the Roman bath ruins in Baden-Baden. The BKV - Bäder- und Kurverwaltung Baden-Württemberg, a public-law institution fully funded by the Land Baden-Württemberg ("contracting authority"), intends to find an experienced and qualified operator for the joint operation of the two thermal baths, who will develop the two thermal facilities economically, sustainably and, at the same time, with a view to the cultural and historical significance for Baden-Baden. The exact scope of services to be provided by the contractor differs for both thermal baths due to the different operational and structural requirements and design possibilities. Both thermal baths have been in need of renovation for some time. Significant investments in the existing structures are necessary to preserve the partly historical substance for future generations and, at the same time, to make the thermal baths future-proof in terms of sustainability and attractiveness. In particular, the exact scope of the leased plots of land and buildings or facilities as well as the obligations of the operator will be specified by the contracting authority in the negotiation procedure. Currently, Carasana GmbH operates both thermal baths.
