The project DAZM involves the modernisation of three existing buildings from the construction years 1966/67 in Karlsruhe Daxlanden, Valentinstraße 39-41, Kirschstraße 43-43a and Zanderweg 2-4. The existing buildings have a total of 50 three-room apartments with a living area of approximately 3,563 m². All buildings are constructed in solid construction and are fully cellared. The ground floors are designed as high parters. The buildings are mostly in their original condition from the time of construction. The building envelope is uninsulated. The buildings on Valentinstraße and Kirschstraße each consist of four full storeys and an uninhabited gable roof and are each accessed via two entrances. The building on Zanderweg has three full storeys and an uninhabited gable roof and is accessed via three entrances. The apartments in all three buildings have an almost identical layout and differ only slightly in the thickness of the internal walls, the exact location of the wall axes and door openings. For detailed planning, these differences must be checked and taken into account despite everything. Each apartment consists of a central hallway, a kitchen, a bedroom, a children's room, a bathroom and a living room. The bathrooms are mostly internal, only the gable-side apartments have a window in the bathroom. In the buildings, the contracting authority will partially dismantle components as part of a hazardous substance remediation. Basically, the load-bearing walls, further non-load-bearing internal walls required, raw ceilings and the entire building envelope including the gable roofs remain.
