Belgium – Repair and maintenance services of building installations – Technisch onderhoud woningen 2027-2032

The maintenance of all technical installations, both inside and outside (non-exhaustive list):

- be responsible for the maintenance of the electrical installations;

- be responsible for the maintenance of the sanitary installations;

- be responsible for the annual maintenance of the gas heaters;

- be responsible for the annual maintenance of individual gas appliances for central heating and/or production of sanitary hot water: boilers, wall-mounted boilers, combination boilers and gas geysers, in accordance with the relevant provisions in the decree of the Flemish Government of 8 December 2006 (and later amendments and revisions);

- be responsible for the maintenance and cleaning of the flue gas ducts, fresh air supply channels;

- be responsible for the annual maintenance of the electrical heating via accumulation and direct convectors, via electrical floor heating in combination with accumulation and/or direct convectors;

- be responsible for the periodic maintenance of heat pumps (air-air, air-water, water-water and geothermal heat pumps), including the indoor and outdoor units, all related installations and controls, in accordance with the manufacturer's instructions and the applicable legislation;

- be responsible for the annual maintenance of wood and coal stoves and oil-fired stoves;

- be responsible for the maintenance of the rainwater pumps;

- be responsible for the maintenance of the ventilation systems C, C+ and D;

- be responsible for periodic inspection and replacement of smoke detectors and CO detectors; For detectors equipped with batteries, the replacement of the detector batteries is also included.

- draw up an inventory sheet at the start of the assignment and keep the data of the technical installations up-to-date;

- provide the necessary certificates for maintenance in accordance with the applicable legislation (including on request from the insurance company, fire brigade of Brugge, etc.)

- all repairs to all the above-mentioned installations (non-exhaustive list), including any replacements in accordance with the conditions further described in this specification.
