The property comprises a complex of buildings with offices and laboratories (highly equipped physical and chemical laboratories as well as measuring and clean room units), which was constructed in four construction phases. The upcoming renovation measures in building section 3 (laboratory and lecture hall building, year of construction 1998) include the trades of building construction, HVAC and electrical, whose technical building equipment has remained virtually unchanged for 35 years. The total floor area of building section 3 is approximately 1,950 m² NF 1-6; of this, approximately 1,200 m² is for the laboratory area, approximately 460 m² for offices and approximately 290 m² for the lecture hall. The estimated total construction costs (cost groups 200-700, excluding cost groups 611 and 612) of the construction measure amount to 5,705,000.00 € (net). Essentially, the services included in this invitation to tender are for a comprehensive renovation of building H via laboratory trades (cost group 470) taking into account fire protection requirements and full integration with the existing infrastructure. The costs of the aforementioned cost group amount to approximately 300,000 €. All construction measures will be carried out exclusively in the existing building stock. The planning must take into account not only the special requirements for the technical systems but also the usual work processes for such objects. In this tendering procedure, the Max-Planck-Gesellschaft places particular emphasis on bidders with in-depth knowledge of laboratory planning and experience in carrying out renovation measures in existing buildings. The planning must at least comply with the generally recognised rules of the art. Furthermore, the planning must comprehensively take into account economic and energy-related aspects as well as criteria for sustainability. This includes, in particular, the proactive identification of savings potential in the sense of sustainability and user-specific planning. In addition, reserves must be included in the planning, but these do not necessarily have to be realised immediately. The subject of this VgV tendering procedure are the necessary services of the "Specialised planning of technical equipment (medical or laboratory technical systems)" according to § 55 in conjunction with Annex 15 of the HOAI 2021 for the ALG 7 in the LPH 2 and 3, 5 to 8, plus special services.
