France – Construction work – Travaux de réhabilitation de 85 logements, de démolition de 30 logements de la résidence CHOPIN / STRAUSS et de restructuration de 20 logements sur le quartier de la plaine III à Epinay-sous-Sénart (91)

The heritage is in an advanced state of disrepair given the absence of major rehabilitation since the 1990s. It lacks external thermal insulation, with some exterior facades overlooking the cellars of the dwellings even consisting of simple painted wooden cladding. The operational objectives and constraints for the rehabilitation of the 85 dwellings are:

- BBC EFFINERGIE RENOVATION label in accordance with the general regulation of the NPNRU (energy label B).

- QUALITEL NF HABITAT RENOVATION certification.

- Corporate Social Responsibility (CSR) approach.

The project aims to:

- Address the technical obsolescence affecting the buildings (ironwork, balconies, columns) which may pose short-term risks

- Improve the energy performance of the heritage by proposing, in particular, external thermal insulation of the facades

- Improve living comfort and safety in the dwellings (reworking of damp rooms, bringing electrical systems up to standard, etc.)
