Poland – Overhaul and refurbishment work – Wykonanie robót budowlanych polegających na rozbudowie/przebudowie/remoncie powierzchni w bud. B 1.1; B 1.2 i B 1.3 na działce nr 474/8 obr. 105 Podgórze oraz budowie parkingu dla samochodów osobowych na działce nr 474/4 obr. 105 Podgórze.

The subject of the contract is the reconstruction of premises in the Business Park Nad Drwiną in Kraków, the expansion to include an external staircase and elevator, and the construction of a parking lot for the Tenant's needs. The aim of the expansion and reconstruction is to create office and conference spaces along with residential, social, sanitary and storage areas. The plots on which the investment is planned are designated as 474/8 and 474/4 obr. 105 jedn. ewid. Kraków-Podgórze. They are located in Kraków at ul. Nad Drwiną 10. They are owned by Małopolska Agencja Rozwoju Regionalnego S.A. in Kraków. The plots have access to a public road – from the north side of ul. Nad Drwiną. Buildings B 1.1; B 1.2 and B 1.3 are located within the Business Park Nad Drwiną complex on plot 474/8 obr. 105 jedn. ewid. Kraków-Podgórze. This is an area adapted for office-production-storage functions with convenient access and a wide parking area. This area is located in the eastern part of Kraków. It is a set of buildings from an unfinished repair investment of military plants, implemented in the 80s of the 20th century. The parking will be located on plot 474/4 obr. 105 jedn. ewid. Kraków-Podgórze. The contract includes:  securing the construction site by the Contractor,  carrying out building and assembly works along with the installation of equipment, in a manner allowing the Client to obtain a decision on the permit for the use of the facilities, in the scope of: 1) reconstruction of part of building B-1.2 located on plot no. 474/8 obr. 105 Podgórze, including the adaptation of the area for office-conference purposes with social-sanitary facilities and horizontal and vertical communication along with the construction of an external staircase with an elevator (task 1), 2) construction of a parking lot for 100 passenger cars along with access control (barrier) and lighting on plot no. 474/4 obr. 105 Podgórze (task 2), 3) reconstruction/renovation of the area in buildings B-1.1 and B-1.3 to adapt to the Tenant's needs with designation for storage and social-technical facilities (task 3).  preparation and delivery to the Client of the post-construction technical documentation in two copies and on a digital data carrier,  obtaining and transferring to the Client the final decisions on the permit for the use of the reconstructed area, required by the current law,  handing over the facilities in the manner and by the set deadline and in accordance with the current regulations of the building law;  within the obligations arising from the warranty and guarantee, during their validity, the removal of defects and malfunctions as well as the repair of installed devices, including the performance of periodic inspections of built-in devices, in accordance with the DTR of these devices. The Contractor must carry out the construction works in accordance with the decision of the President of the City of Kraków no. 394/6740.2/2025 of 16 July 2025 on the building permit for the investment intention entitled: „Reconstruction of part of building B-1.2 on plot no. 474/8 obr. 105 Podgórze, including the reconstruction of the area for office-conference purposes with social-sanitary facilities and horizontal and vertical communication along with the construction of an external staircase with an elevator, construction of a parking lot for 100 passenger cars on plot no. 474/4 obr. 105 Podgórze as well as the reconstruction of the area in buildings B-1.1 and B-1.3, to adapt to the needs of the tenant with designation for storage and social-technical facilities at ul. Nad Drwiną in Kraków” issued on the basis of the design documentation prepared for:  Reconstruction of part of the second floor (level +8.47) of building B-1.2 along with technical rooms in building B-1.3 (level +8.47) with a total area of 4,772.58 m2  Reconstruction of part of the first floor (level +4.57) of building B-1.2 with an area of 390.78 m2  Reconstruction of the existing internal staircases with an elevator (2 units) and without an elevator (1 unit) in building B-1.2  Expansion of building B-1.2 with an external staircase with an elevator  Reconstruction/renovation of part of building B-1.1 with an area of 410.23 m2  Construction of a parking lot for 100 passenger cars along with access control (barrier) and lighting. The building design for the above intention was approved by the decision of the President of the City of Kraków no. 394/6740.2/2025 of 16 July 2025 on the building permit constitutes annex no. 2 to the OPZ. The Client informs that due to the need to protect the confidential nature of the information contained in the SWZ, in accordance with the provisions of art. 133 para. 2 and 3 PZP and art. 65 para. 1 PZP, it waives the provision of part of the tender documentation SWZ on the website of the conducted procedure. The above exclusion concerns part of the tender documentation covering the building documentation - executive project - constituting annex no. 2 to the Description of the subject of the contract. The part of the SWZ not made available on the website of the conducted procedure will be transferred to the Contractor in electronic form on a digital carrier (pendrive or DVD), personally during the implementation of the local inspection, as mentioned in point 8 above. The condition for receiving the above documentation is the signing of the confidentiality clause by the authorized representative of the Contractor, i.e. a person indicated in the Contractor's registration document or a person acting on the basis of the relevant power of attorney. The application for the transfer of confidential information is annex no. 8 to the SWZ. The subject of the works is annex no. 3 to the OPZ. The Client draws attention to the fact that the provided subject of the works is an organizing document, the purpose of which is to facilitate the Contractor in calculating the offer price, however, the calculation of the lump-sum remuneration on the basis of these subjects is the sole responsibility of the given Contractor submitting the given offer.
