Germany – Engineering services – Neubau "Haus für Menschen mit Behinderung", Bietigheim - HLS-Planung
Description
The building for the "Haus für Menschen mit Behinderung" (HfMmB) is planned as an extension of the Seniorenzentrum as a gabled roof house with 3 storeys. The ridge line in the north-south direction corresponds to the overall ensemble and continues the traditional building structure on Wilhelmstrasse. To the west of the building, there is a 3-storey balcony structure in metal construction, which expands the living areas of the residential groups. The open space develops opposite the outdoor areas of the adjacent day care centre to the west, so that a spatial and social context of the resident groups is promoted. On the eastern entrance side, the partial plot is connected with a public thoroughfare, which leads to the northern Kirchstrasse. The eaves height is set at +9.50m, slightly below the contour of the planned Seniorenzentrum, as a raised ground floor can be dispensed with. The roof pitch and ridge height approximately correspond to that of the Seniorenzentrum. A precise plot formation in demarcation from the adjacent ensemble has so far only been made in the sense of the scope of the B-Plan. There, a distinction is made between the project-related and the offer planning part. In the sense of the overall project, easements will have to be agreed, for example for the thoroughfare and the position and development of the ancillary facilities for waste and bicycles.
Uses
• 3 residential groups with 6 residents each (18 residents)
• each room with its own barrier-free bathroom (level-access shower 120x120cm)
• room widths of 3.25m (>3.20m), room size 16.90m² (>16.00m²) see LHeimBauV0
• living area with 45m² for 6 residents
• 1x caregiver area on the ground floor
• 5 apartments, which can be accessed separately from the staircase
• partial basement with technical areas, storage areas, WC for visitors, IT, laundry room, laundry etc.
• A connection to the underground car park of the Seniorenzentrum has been discarded for cost reasons
• Technical areas (heating and electrical) according to the specifications of the specialist planning for fire protection
• The building is classified as GK3
• Staircase (necessary staircase) as 1st escape route
• 2nd escape route via mobile ladder with extension ladder (OK FFB 2.OG< 8.00m)
• Distance to the public traffic area <50m
• Additional possibility of access via escape balcony at the end of the corridor on the 1st and 2nd floor
• Parking area for the lifting rescue vehicle on the public traffic area (Wilhelmstrasse)
TGA
The energy concept is to be evaluated according to the changed client's specifications, inter alia with regard to the desired energy standard, ventilation systems and/or certifications. So far, a solution with an air-water heat pump as an external unit has been envisaged. A corresponding installation location in the open space would still have to be defined, as there is no flat roof above the 2nd floor available for this purpose.
Structure
The building structure with regular load-bearing axes at a distance of 4.00m in conventional solid construction represents an economical solution. The solid flat ceilings (approx. 22cm), load-bearing partition walls with 20cm (possibly 24cm staircase in the sense of sound insulation), as well as load-bearing external walls in 20cm silicate brick + WDVS form the structural basic structure.
• Above the 2nd floor, a flat ceiling in concrete with top insulation would be sensible to create a compact building envelope and to avoid suspended ceilings in high interior spaces.
• The gabled roof shape would therefore be produced by a superimposed roof truss in wood.
• The balconies/loggias are designed as self-supporting steel construction (optionally also with concrete slabs on Isokorb on the 1st and 2nd floor) independently of the main building body.
• The foundation is made via strip and individual foundations in coordination with the soil report.
You will find the planning documents of the already provided performance phase 2 of the project planning in the appendix. The following schedule is planned:
• Start of planning: Following the award
• Completion LPH 3: February 2027
• Start of construction: Autumn 2027
• Completion: Spring 2029
The cost estimate (as of 12/2025) amounts to:
KG 300 2,510,100.00 € gross
KG 400 1,142,400.00 € gross
KG 410 249,000.00 € gross
KG 420 244,400.00 € gross
KG 430 36,000.00 € gross
KG 480 53,000.00 € gross
The subject of this invitation to tender are the planning services for technical equipment of the plant groups 1-3+8 according to §§ 53ff. HOAI with the performance phases 1-9. A stepwise commissioning will take place. In stage 1, the performance phases 1-4 will initially be commissioned, in stage 2 the performance phases 5-9. There is no legal claim to overall commissioning.
