The contracting authority is Boligforeningen AAB, department 62, hereinafter referred to as “AAB”. AAB wishes to carry out a comprehensive renovation of department 62, located at Tovværkgade 5 B, 2300 København S. The property was built in 1880 as a warehouse and later converted into youth housing. The department consists of 32 rental units distributed over two floors. The current tender includes total consultancy in connection with the renovation. The project includes, among other things, replacement of windows and balcony doors, replacement of the roof, renovation of the facade, modernisation of bathrooms, replacement of kitchenettes, establishment/creation of balanced ventilation, replacement of the heating plant as well as water and drainage installations and environmental registration and remediation. Furthermore, the establishment of a new roof-integrated PV system is included. The total consultant shall manage the overall consultancy, including design, interdisciplinary coordination, budgeting and budget monitoring, tendering of contractor work and consultancy in connection with the execution. The project is phase-divided. After the preparation of the construction programme, the total consultant shall prepare an updated construction budget, which is compared with the construction budget approved by the department. The continuation of the project to subsequent phases is conditional on AAB’s approval, if the updated construction budget exceeds the approved financial framework. Similarly, after the tender, the total consultant shall evaluate the incoming contractor tenders in relation to the approved construction budget and, if necessary, prepare proposals for savings, prioritisation or project changes.
