Germany – Engineering services – Wandsbeker Wochenmarkt
Description
The approximately 12,000m² planning area is located near the business and transport hub of Wandsbek-Markt. The site to be planned adjoins the Quarree Wandsbek shopping centre to the north. It is surrounded by streets on four sides, some of which serve the access function of the shopping centre and ensure the accessibility of the car parks. The market area has no direct public transport connection and is approximately 250m away from the Wandsbek-Markt transport hub on foot. The shopping centre must be crossed to reach it. The southern street, Quarree, which runs between the market and the shopping centre, is to be closed as part of the planning process. A small traffic concept must be created for this, which shows and examines the diversion of destination and transit traffic resulting from the closure of the road connection. The area between Brauhausstraße, Königsreihe, Wandsbeker Allee and Wandsbeker Marktstraße must be considered. The other adjoining streets are not to be structurally altered. The height difference on the south side of the square must be taken into account in the planning. Better integration of the market area with the shopping centre is desired. The current visual separation is to be reduced. The existing trees in the planning area are to be preserved in principle. The framing of the square by the existing trees is to be retained, as are the trees on the square itself. The removal of individual trees may be possible if technical or design advantages outweigh this in an overall assessment. The 7 oak trees directly in front of the shopping centre can be removed. The area to be replanned due to the removal of the oaks and the carriageway can be replanned. A 3.5m wide access lane for emergency vehicles must be kept clear. This does not have to be structurally separated but must be free of structural obstacles. When designing the square, equal consideration must be given to increasing the quality of stay and maintaining the functionality for market operations. The number of market traders varies depending on the day of the week. Around 70 market stalls on Saturday and around 10-35 market stalls from Monday to Friday are to be expected. More precise dimensions for the stalls can be found in the attached table, Annex 5. The design requirement is therefore to enable multifunctional use of the remaining areas with low occupancy. The placement of market stalls is basically freely selectable, but must take into account product-specific dependencies and also parking spaces for delivery vehicles. Parking spaces for the market traders' vehicles must also be taken into account. After consultation with the market masters, it is estimated that with full occupancy by the traders, about 2/3 of the total area will be required. Thus, about 1/3 of the total area will remain for other uses or design options. The area should be multifunctional and aesthetically pleasing in the future. Markings for setting up the stalls and other markings should not be made using nails. In general, a high level of slip resistance must be ensured. The power and water supply should be underground and connected to the stalls via underfloor installations. Part of the area, which is not used for market operations, must be located so that cleared snow can be collected there in winter weather conditions. At least 3 access roads should be planned, via which a design vehicle (articulated lorry) can drive onto the market area. The existing access roads should be preferred as access due to the otherwise necessary tree felling. Alternative access roads must be justified on design or technical grounds. On foot, the square should open to the south and create stronger integration with the adjacent shopping centre. The pedestrian route to Dotzauerweg must be retained or further improved. In general, attention must be paid to barrier-free design. A market kiosk is to be integrated into the square design at a suitable location. It should include the following functions: • Men's toilet • Women's toilet • Disabled toilet • Toilet for market traders/market masters • Office for market masters • Material storage room BA • Room for cleaning the market area • Room for building cleaning • An E-room "control room" for electricity, water and gas (meters & shut-off valves) The house with a floor area of approximately 120 m² should be taken into account as part of the solution proposal. The exact architecture will be determined in the further planning process. Deadline for submission of tenderer's questions: 10.04.2026.
