Kolding Municipality has initiated the planning and realisation of a new business area of approximately 147 ha at Hedevej north of Kolding. The project should be seen in the context of the municipality's strategic objective to secure attractive and motorway-adjacent business areas for transport, logistics, and production companies. The area is bounded to the south by Højvangen and Venusvej, to the east by Vejlevej, to the west by Dons Landevej, and to the north by open land (Almind Hede). The location of the area near the main road network, including the access roads to Kolding town and the motorways E45 and E20, makes the area particularly attractive for transport, logistics, and warehousing companies, as well as other companies that require good access to the motorway network. Therefore, the aim is to create frameworks for business activities with significant area requirements, high buildings, and/or a need for distance to environmentally sensitive use (housing). Prior to the sale of business plots, Kolding Municipality (and the local supply companies) must develop the area. For Kolding Municipality, the development includes a change in the area's traffic conditions: The local plan area is generally disposed around a through-distribution road, which is connected to Vejlevej to the east and Dons Landevej to the west. From the distribution road, three main roads are laid out, with the westernmost main road connecting to Højvangen and further to Venusvej, creating a connection to the existing business area to the south, Bramdrup Industripark.
