Description
Serial energetic renovation of three multi-family residential buildings in the Spektegrünzug district. Building location: Kandeler Weg 2+4, Zweibrücker Str. 4 + 4a, Zweibrücker Str. 10+10a, 13583 Berlin-Spandau. The project involves three identical four-story multi-family residential buildings, which were constructed in 1961 and each have two building entrances. The buildings are part of the surrounding settlement in Berlin-Spandau and were selected for the pilot project of serial renovation due to their peripheral location and the resulting possible spatial separability, e.g. a logistically clearly separable construction site area. Each of the three selected buildings has 20 residential units, all of which are currently rented. With a total of 60 residential units, the serial renovation of the three buildings serves as a scale for the energetic renovation of the district (currently planned for 2028), which involves a total of 612 residential units of the two economic units 1112 and 1114. The facades of the buildings have not yet been energetically renovated, and the existing wooden windows are from the construction period. The core objective of the advertised measure is the energetic renovation of the selected buildings within the framework of the AG's climate strategy. The minimum energetic requirement targeted by the AG for the project is Efficiency House 55 "Serial Renovation" (EH 55 SerSan) according to the guideline of the Federal Funding for Efficient Buildings - Residential Buildings (BEG WG). By means of high energy efficiency of the building envelope and the use of renewable energies, the requirements for the building envelope and the annual primary energy demand to achieve the EH 55 standard (SerSan) are to be met. Through serial and weather-independent prefabrication, quality assurance in construction is to be simplified and the construction time significantly shortened, so that the burden on tenants is kept as low as possible. In addition, it is to be ensured that the tenants can continue to use the property fully during the renovation work through time savings and "minimally invasive" on-site work. The works include, in addition to the energetic renovation of the building envelope, the creation of projecting balconies and integrated loggias, the renovation of the existing roofs and the construction of a photovoltaic system on them, all other necessary services to achieve the EH 55 standard (SerSan).
