Poland – Building construction work – Termomodernizacja budynków Zespołu Szkół nr 4 w Jarocinie

The subject of the contract is the thermo-modernisation and modernisation of the buildings of Zespół Szkół nr 4 in Jarocin, including the school building and the kindergarten building. The buildings are located in Jarocin at ul. Marii Curie-Skłodowskiej 4 and 2A. The works within the contract will primarily involve:

- Insulating ceilings,

- Replacing existing window and door joinery,

- Installing a ladder to allow safe access to the roof of the building,

- Installing new sheet metal fittings, mounting new gutters and downpipes,

- Restoring, repairing and supplementing façade elements,

- Installing a new roof covering with thermal insulation,

- Thermo-modernising roofs,

- Replacing basement windows and external stairs to the basement,

- Carrying out repair works after installation works,

- Installing anti-moisture insulation of foundation walls,

- Installing perimeter drainage and installing a new perimeter around the building,

- Constructing a rainwater drainage system connecting downpipes from the roof and draining basement windows,

- Replacing the central heating system, including radiators (the heat source for the system will be the existing heat node),

- Replacing the cold water, hot water and circulation systems,

- Dismantling the existing electrical installation and replacing it with a new one adapted to the purpose and character of the rooms,

- Installing a photovoltaic system and energy storage,

- Dismantling the existing telecommunication installation: internet, monitoring,

- Installing socket outlets,

- Installing fixed load supply,

- Installing basic lighting,

- Installing emergency and evacuation lighting,

- Installing anti-panic lighting,

- Installing lightning protection,

- Installing building grounding,

- Installing computer installation,

- Installing monitoring installation,

- Installing an intrusion and attack signalling system,

- and other modernisation works resulting from the contract documentation.

Note: The air conditioning installation described in point 6 of the sanitary technical project does not form part of the contract. *the specified scope is the general scope of the contract, the detailed scope is presented in the design documentation. The contract will be implemented within the budget allocation titled "Thermo-modernisation of the buildings of Zespół Szkół nr 4 in Jarocin". Given that the buildings subject to thermo-modernisation are a school and a kindergarten and it is not possible to exclude all rooms subject to works from use for the entire duration of the contract - the Contracting Authority sets out the following work schedule (the room numbering used is consistent with the data contained in the room plans forming part of the design documentation):

1) Stage I from 01.01.2027 to 13.08.2027 scope of work to be carried out: earthworks for installations, school and kindergarten roofs, PV installation, i.e. works around and on buildings not interfering with the safe conduct of classes in the school and kindergarten. Classes in the school and kindergarten will be conducted in all rooms of the school and kindergarten, taking into account the rooms excluded as indicated in stages II-VI below. It is possible to start work before 01.01.2027 after prior agreement with the Contracting Authority on the date of taking over the construction site, however, the works will be accepted by the Contracting Authority no earlier than after 01.01.2027 and must not interfere with the conduct of classes in the school and kindergarten;

2) Stage II* from 01.03.2027 to 15.06.2027 scope of work to be carried out: works indicated for implementation in the design documentation in: basement rooms in both buildings (excluding rooms -1.01, -1.02, -1.03, -1.04, -1.05, -1.06 in the school building). In the above period, classes will not be conducted in the indicated rooms, in the remaining rooms not specified above, classes will be conducted;

3) Stage III* from 01.04.2027 to 15.06.2027 works indicated for implementation in the design documentation on the second floor of the school. In the above period, classes will not be conducted on the second floor of the school, in the remaining rooms not specified above, classes will be conducted;

4) Stage IV from 01.05.2027 to 15.07.2027 works indicated for implementation in the design documentation on: - the first floor of the school, - the ground floor of the school excluding the link rooms (rooms from no. 0.29 to 0.41), - the first floor of the kindergarten building excluding the kitchen and kindergarten canteen (rooms from no. 1.13 to no. 1.27), - the remaining basement rooms of the school (rooms -1.01, -1.02, -1.03, -1.04, -1.05, -1.06). In this stage, children will not be present in the above rooms.

5) Stage V 01.05.2027 to 15.06.2027 Works indicated for implementation in the design documentation in the school canteen and kitchen on the ground floor. In this period, schoolchildren will not be present in the school canteen and kitchen.

6) Stage VI from 20.06.2027 to 13.08.2027 Works indicated for implementation in the design documentation on: the first floor of the kindergarten, the first floor of the kindergarten building kitchen and kindergarten canteen (rooms from no. 1.13 to no. 1.27), school ground floor - rooms from no. 0.29 to no. 0.41. In the above period, children will not be present in the above rooms.

*Note: Modernisation of the central heating installation can only commence after the end of the heating season by the operator of the heat network. The construction site will be handed over to the Contractor in accordance with the provisions of the above stages. At the end of the time allocated for a given stage, after the technical acceptance, classes/ use by children will be resumed in the specified rooms. Classes will be conducted in the link located between the school building and the kindergarten building for the entire duration of the contract.
