The subject of the order includes: 1) Maintenance and regular inspection of the condition of building equipment, such as joinery openings, cladding of staircases, landings and other internal walkways. 2) Maintenance and regular inspection of the technical condition of walkways. 3) Checking and repairing walls and plaster in niches, staircases, basements and facades once a quarter or in the event of a report from the Purchaser. 4) Maintenance, checking and repairing intercom systems in the event of a report from the Purchaser/tenant. 5) Checking and repairing light fittings in buildings and outdoors, including replacing brackets, housings, sockets, covers or internal fitting components such as stabilizers, starters, sockets, etc., or replacing entire fittings up to 5 units. 6) Maintenance, checking and repairing self-closing devices, electromagnetic locks, fittings, locks and latches, at least once a month. 7) Maintenance of electrical installations in common areas, excluding equipment, and removal of any faults, once a quarter or in the event of a report from the Purchaser. 8) Removing any identified damage and irregularities in the electrical installation on an ongoing basis. 9) Checking the condition of sockets and fuse boxes and repairing or replacing damaged equipment (sockets, switches, bells, etc.). 10) Maintenance of lightning protection systems involving inspection of joints, clamps, holders, brackets, tensioners, and securing of building structure elements of the lightning protection system with identification of any breaks in the installation. 11) Replacement of missing sockets, covers, decls, closures, and safety devices of all electrical equipment. 12) Adjustment of time and dusk switches. 2. A detailed description of the subject of the order is in Annex No. 1 to the SWZ and in the Draft Contract Terms. 3. The Purchaser intends to award orders, as referred to in Article 214(1)(7) of the Pzp Act, involving the repetition of similar services, i.e. those indicated in the Description of the Subject of the Order - Item I from 1 to 68, in Item II, in Item III from 1 to 23 and in Item IV in the scope of current maintenance of buildings in the residential stock of the City of Warsaw, up to the amount of 367 200,00 zł gross, subject to the availability of financial resources. The order will be executed on the terms and conditions of the basic contract. The Purchaser will examine the mandatory grounds for exclusion under Article 108(1) of the Pzp. 4. Pursuant to Article 131(2) of the Act, the Purchaser requires the Contractor who submits an offer to obligatorily conduct a site visit. The visit will take place on 20.08.2026 at 14:00 at ul. Radiowa 27 (starting point of the site visit), then ul. Radiowa 26, Grotowska 1, Dostępna 38, 38A, 42, 44, ul. Pełczyńskiego 24-24C and 30. Failure to attend the above visit in accordance with Article 226(1)(18) of the Pzp will result in the rejection of the Contractor's offer.
