The subject of the contract is the provision of project management services for the MAX 59 project. This involves the renovation of a property owned by the City of Augsburg, located at Maximilianstraße 59 in the city centre. The building, which includes a courtyard, comprises a three-storey main structure with a gabled roof and a three-storey rear extension with a flat roof facing Dominikanergasse. The main entrance is located on Maximilianstraße. The property is essentially a listed, former 16th-century townhouse, with the exterior appearance of the gable end facing Maximilianstraße dating back to the late 18th century. The building was severely damaged during World War II and subsequently rebuilt. It was used as a singing and music school from 1956 and later designated as a music academy (predecessor of the later Leopold-Mozart-Konservatorium). The property has been vacant since 2020. Due to its tradition and function, the house has a long history as an educational and cultural centre in the City of Augsburg. Since the partial renovation and upgrading of the technical facilities in 1972, no significant construction or modernisation measures have been carried out on the building. The Dr. Ingeborg von Tessin and Marion von Tessin-Stiftung plans to renovate the property and convert it into an educational, cultural and advisory centre with a focus on youth services. The project includes the complete replacement of the building's technical equipment, fire protection and structural upgrading, and barrier-free refurbishment of the building. The subject of this procurement procedure is the phased awarding (one-sided option in favour of the contracting authority) of the necessary project management services for the MAX 59 project in accordance with the draft contract terms. A feasibility study for the project is available and is attached to the tender documents.
