Description

The subject of the contract are services of building and interior design planning according to §§ 33 ff HOAI 2021, LPH 1-9, with phased commissioning. Various special services may also be commissioned as required. ----- The Schaezler-Palais is located in the old town of Augsburg and was built between 1765 and 1767. The main facade is on Maximilianstraße, and the long side wing is on Katharinengasse. The three-storey building features a richly equipped Rococo banquet hall on the 1st floor, which spans two storeys. The building is a listed monument and is also protected as an ensemble. It is used for art collections and as a museum, as well as an archive. The mansard roof has a span of approx. 20m and a roof pitch of approx. 75 degrees, or approx. 38 degrees in the 2nd floor, and is covered with plain tiles. ----- Numerous investigations in recent years, water ingress and falling roof tiles have shown the urgent need for roof renovation. This is part of this procedure. However, a general building renovation is not planned. ----- The investigations revealed, in addition to contamination, rot and other damage and deformations to the timber roof truss, in particular a defective roof lathing, as well as damage and leaks in the roof covering. A provisional net currently ensures the traffic safety of the adjacent pavements and will soon be supplemented as an advance measure by a protective scaffold. ----- The measure includes in particular the removal, new roof covering and lathing, at least in parts, as well as the removal of contaminants and the repair of damage / the reinforcement of the roof structure. All measures must be agreed with the monument protection authority. The project is planned in three construction sections (transverse building Maximilianstraße, central building, rear building). The total roof area is approx. 3,000m². The construction costs are estimated at approx. 2.6 million € gross. ----- The offices involved in the investigations and cost estimation are considered to be pre-involved tenderers. In the unlikely event that the pre-involved offices apply and are invited to the award procedure, the documents will be made available to all bidders by the contracting authority to bring everyone to the same level of information. Even without the participation of the pre-involved offices, the available documents will be made available to the bidders in the second stage of the procedure for the preparation of the offer and the award procedure. ----- The project schedule is as follows: Planning will start immediately after the order is placed in July 2026 and is scheduled to be completed by the end of 2026. The budget will be available at the beginning of 2027, so that the construction services can be awarded in spring 2027 and construction is scheduled to start in April/May 2027. Completion is scheduled for autumn 2027. ----- If the budget cannot be provided in time, this may lead to project delays. Participants in the procedure agree by their participation that no additional fee claims can be derived from a delay of up to 2 years. ----- Note: The project meetings will be held in German.
