Poland – Construction work – Budowa dwóch budynków mieszkalnych wielorodzinnych A2 i B2 wraz z infrastrukturą techniczną i zagospodarowaniem terenu przy ul. Sobieskiego w Skierniewicach – etap II

The subject of the contract is the design and construction of two energy-efficient multi-family residential buildings designated as A2 and B2 (40 apartments in each building, total 80 apartments) along with technical infrastructure and land development at ul. Sobieskiego in Skierniewice, on plots no. 82/102 and 82/103, parcel 0004. The buildings are being implemented as part of the Social Housing Initiative; the apartments are to be delivered in a "turnkey" standard. The investment is being carried out on the basis of the final building permit decision no. 167/2016 of 12.07.2016 (ref. AB.6740.157.2016), transferred to SIM Łódzkie Sp. z o.o. by decision of 17.06.2022 (ref. AB.6740.149.2022), amended by decisions of 14.02.2024 (ref. AB.6740.304.2023 – alternative land development project) and 18.09.2024 (ref. AB.6740.221.2024 – alternative land development project and architectural and construction project of buildings A2 and B2). Since the Contracting Authority has an approved building project (land development project and architectural and construction project) and technical projects, the contract in the "design and build" formula mainly includes: verification, updating and supplementing technical projects, preparation of complete execution and workshop documentation for all trades, obtaining missing or outdated conditions, agreements and decisions, execution of construction, installation and finishing works "turnkey" and obtaining the final decision on the permit for use on behalf of the Contracting Authority. The building project is a binding document for the Contractor – the Contractor may not propose solutions constituting a significant deviation from the approved building project within the meaning of Article 36a of the Building Law without the written consent of the Contracting Authority.
