The Matrosenhaus is located in Glienicker Park and was built in the mid-nineteenth century, since then it has undergone various uses and renovations. It was last used as a residential building and has been empty since the last tenants moved out in 2014. Glienicker Park is located in the Steglitz-Zehlendorf district of Berlin, in the Wannsee locality, plot 14. The Matrosenhaus is in the Berlin part of the park and the owner is the BA SZ. It has an overall size of approximately 116 ha and is on the UNESCO World Heritage list "Palaces and Parks of Potsdam and Berlin". The park contains various buildings from different eras, which are today in various states of renovation and use. The Matrosenhaus is located approximately 300m into the park, starting from Königstraße. Access is via the entrance gate at Schloss Glienicke and leads via paved and drivable paths to the Matrosenhaus. Due to the long vacancy of the Matrosenhaus since 2014, the building has significant structural damage, as a result of which the building now also has static defects. In addition, the interior construction and the technical condition are only rudimentarily intact due to persistent moisture. In 2025, an architectural firm presented an extensive inventory analysis and a renovation concept, part of which was also the preparation of a cost estimate and a schedule. The results of this measure form the basis for the planning and implementation of the overall renovation. In the second step, a building permit application was submitted in July 2026 to clarify whether the desired residential use is permissible. The aim of the measure is the conservation-appropriate restoration of the Matrosenhaus, preferably to a residential building. The possibility of the desired residential use is already being clarified. The scope of services includes the provision of planning services of phases 1-9, in the area of building planning as well as the planning of the entire building services. Further specialist planners will be commissioned after coordination. The commissioning is carried out in stages. The implementation is to be carried out in two construction phases, the first construction phase provides for the renovation of the building envelope incl. all static measures. Subsequently, the interior construction and the landscaping work will be carried out.
