Description
On the undeveloped part of the Eversbuschstraße 134 property, a replacement site with a caretaker's apartment for the Munich Volunteer Fire Department, Allach Division, is to be created on the approximately 3,000 m2 site. The size of the future open space will be approximately 2,500 m2. The areas required by the user, as specified in an approved space programme, have a usable area of approximately 565 m2.
Property and urban planning objectives: The property to be developed is located in Allach at the intersection of Eversbuschstraße and Höcherstraße. It is within the scope of a simple B-plan. The building space is bounded by a rear building line and a front building line. According to the land use plan, it is a public utility area for security, adjacent to a public utility area for education, religion, and residential areas. The immediate vicinity is predominantly characterised by buildings of building classes 1, 2, and 3. The property is owned by the City of Munich. The Lower Nature Conservation Authority points to a particularly valuable stock of trees along Eversbuschstraße. The aim is to plan and build the operational open spaces of the Munich Volunteer Fire Department, Allach Division, in accordance with legal requirements and municipal guidelines. In doing so, an aesthetically pleasing open space design should be developed, taking into account the space programme (user requirements) and accommodated on the available part of the property. The new building will be constructed while the existing buildings on the same property are in operation. The existing building currently houses the Munich Volunteer Fire Department, Allach Division, rescue service vehicles, and residential units.
Challenges in the project include, among others, the spatial conditions on the property, the height differences, the valuable stock of trees, the traffic situation, noise emissions from fire department operations, the economic consideration of climate and sustainability goals, mandatory requirements for the flow paths and room arrangements of an equipment house, a high technical component, and building law issues. The economic and sustainable feasibility of a coherent overall concept, taking into account the confined property conditions, is a key requirement. The implementation of the measure requires a planning process coordinated with the existing users for a realisation concept (interim measures).
