Construction of approx. 66 subsidised residential units in Lerchenauer Feld, Feldmoching/Munich - Specialist planning for technical equipment ELT for phases 1 - 9. Planned are 66 subsidised residential units with approx. 4,320 m2 of living space for civil servants as well as up to 39 parking spaces in a garage, to be created by a third party in a neighbourhood garage and acquired by Stadibau according to the urban development contract. The contracting authority aims to implement a permit exemption procedure, where legally and technically feasible, and has initiated the necessary examination. The site was previously arable land, and the areas have been transferred free of ordnance. The special features of the construction project are the rental models and the mobility concept. The rental models provide, in accordance with the requirements of the urban development contract, a combination of discounted rental housing (PMB) with a share of 22% and the Munich Model with a share of 78%. Both models are municipal rental price models that include specific requirements regarding the income situation of the tenants. Stadibau is constructing apartments for FSBY civil servants and thus meets the requirements for the special regulations of the State Capital Munich (LHM) for works housing. The mobility concept ensures a reduced-car, pleasant atmosphere in the neighbourhood through neighbourhood underground garages, car-sharing and an increased number of bicycle parking spaces. At the same time, public transport connections will be strengthened by a new tram line (Tram Lerchenauer Feld) and a bus line. The heat supply is to be provided via a new district heating connection. The roof areas are to be made available in full or in part to SWM (=cooperation partner) for the installation of a PV system. In this regard, the possibility of roof terraces should be considered in the course of the design planning. The new building is to be constructed on the property WA 4(2) in 80995, Munich, cadastral area 5484/1, municipality of Feldmoching. -- The subject of the contract are the services of the specialist planning for technical equipment ELT for phases 1 - 9 according to HOAI 2021. The contract is awarded in stages according to § 55 HOAI. In the event of a contract, the first stage 1, the phases 1 and 2 will be commissioned. The contracting authority will decide on any further commissioning of the performance stages in the further course of the procedure. No claims can be derived from the staged commissioning for the transfer of further performance stages or further services. The construction costs (cost groups 200 - 600) are estimated at approx. 16 million euros. -- Planning is to begin promptly after the contract is awarded, tentatively in August 2026. The construction site could then be set up in June 2027, commissioning planned for the end of the 1st quarter of 2029. – The special services are designed as options that the contracting authority can call up, but is not obligated to do so. -- The contract template is attached to the tender documents.
