The “Josef Schmitt Realschule” is under the management of the city of Lauda-Königshofen. The city of Lauda-Königshofen intends to expand the existing Realschule with a multi-storey extension building on the campus. The solitary NWT extension building currently located at the planned site will be demolished for this purpose. The basic building design, including standard elements of the TGA, requires an immediate joint start of all specialist planners with the construction planning as a well-rehearsed team and an immediate subsequent construction implementation. The choice and implementation of the load-bearing structure system and the associated requirements and solutions for the routing of the TGA are also open. This also speaks in favor of combining the specialist engineering services. The Totalalunternehmer (TU) is therefore to offer: the turnkey planning and construction of the school building, including all necessary ancillary services. The functional performance description defines the requirements for the building and its use, including the construction planning of the specialist engineering services for building services, structural engineering, technical equipment (HLS, ELT), and fire protection. The TU is to take over all planning statuses in principle. Innovative suggestions for implementation are still desired. The plans for the building design (floor plans, room heights, room program and allocations) are to be adopted to the greatest extent possible – without materials and structures being finally prescribed. (Materials are defined by way of example.) The TU must demonstrate which construction and planning services will be provided by him. The executing companies of the named main trades are to be named and will also be evaluated in the tendering phase.
