1.1 Renovation and expansion of the canteen as a temporary measure: The existing dining room, including the kitchen in the northwest wing of Building A, will be upgraded and expanded. In the dining hall, the niche, which can be separated by a mobile partition wall, will be replaced by a drywall to create a vending machine room that is separately accessible from the corridor. Due to its immediate proximity to the dining halls, the vending machines are optimally positioned and easily accessible to all employees. A decentralised ventilation unit will be installed in this room to ventilate the adjacent dining room. To remedy hygiene deficiencies and to cover the space requirements, two additional kitchen containers will be placed in the outdoor facilities and professionally connected to the facade via a weather-resistant enclosure. The delivery access will be extended to the container location. An office will be converted into a changing and shower room for women. In the former women's changing room, a separate men's changing room and a barrier-free unisex toilet will be created. To ensure air quality, both dining halls will be equipped with decentralised ventilation systems, and to reduce the high noise level during lunch, acoustic ceilings and, if necessary, sound-absorbing elements on the walls will be provided. Outdated kitchen units will be replaced by new or stored appliances; the undersized extractor hoods in the kitchen and dishwashing area will be replaced. The existing dishwasher and grease separator will be examined for their capacity limits, as well as any need for renewal in connection with heat recovery in terms of amortisation. The adjacent former laboratories in the west wing will be incorporated into the dining hall extension. There, the demolition of interior walls, suspended ceilings, including old installations and floor coverings, will take place without affecting the load-bearing structure. A larger dining hall with media technology, a mobile partition wall, and two storage rooms will be created. A window element will be demolished in favour of an emergency exit door; the rest of the exterior shell will be preserved. 1.2 Conversion of laboratories into offices: In the west wing, adjacent former laboratory areas will be converted into four single offices. Existing interior walls, floor coverings, and old installations will be demolished. The new offices will be equipped with plasterboard walls, new floors and ceilings, and media equipment according to the DLR guidelines. 1.3 Conversion of the library archive into a lobby: The former archive of the library will be converted into a lobby. Roll archives, shelving systems, and built-in cabinets will be dismantled. Depending on the condition, the wooden wall coverings and carpet coverings will be demolished for a non-toxic new construction. After a static inspection, a fixed glazing will be installed in the partition wall to the Sängersaal to break up the room structure and improve natural light. Wall and ceiling surfaces will be renovated according to a new colour and lighting concept. A modern tea kitchen with built-in furniture, sink, and electrical appliances (induction hob, refrigerator, dishwasher, coffee station) including the necessary media connections will be integrated. 1.4 Fire protection measures for the Sängersaal: To ensure fire protection, the Sängersaal on the ground floor will be separated by an F30 glass wall with an integrated T30 door. The larger part will be usable as a multi-purpose room. The smaller part will serve to separate the staircase, thereby converting the open staircase into a structurally required enclosed staircase. In the basement, the staircase to the corridor will also be secured with an F30 wall and T30 door. 1.5 Optional conversion measures due to updated floor layout: The office use of the departments will be reordered according to the agreed floor layout. Depending on the requirements, offices will be divided or combined using light partition walls. This also includes the demolition of built-in cabinets and the adjustment of door openings. Only services that are not covered by existing framework agreements will be tendered externally. Purely decorative measures such as painting work or the preparation of existing floors are not part of the measure. The client reserves the right to carry out the individual measure "Restructuring floor layout" wholly or partially itself. In this case, the fee for this individual measure will be waived in accordance with the agreed scope of services. The costs (KG 200-600, as of March 2026) for the measure are estimated at approximately 1.23 million € gross. The milestones for the implementation of the project provide for the planning to begin in October 2026. It is planned to start construction in mid-2027 and complete it in early 2028. It is intended to award the following services with this tender: Services for the planning of the technical equipment, system group 7 (here: kitchen equipment), Lph. 2-9 according to §§ 53 ff. HOAI. Initially, in the awarding stage 1a, the performance phases 2 and 3 (preliminary and design planning) will be awarded according to § 55 HOAI or according to the annex to the contract.
