Germany – Architectural, construction, engineering and inspection services – Nds. Staatsbad Pyrmont - FÜRSTENHOF KLINIK Bad Pyrmont - Sanierungs- und Modernisierungsmaßnahmen
Description
The Nds. Staatsbad Pyrmont Betriebsgesellschaft mbH intends to carry out extensive renovation and modernisation measures at the FÜRSTENHOF KLINIK Bad Pyrmont. The existing clinic building was constructed in 1989/1990 using reinforced concrete and masonry and has a total area of approximately 9,950 m². The building is classified as Building Class 5 and, due to its use as a rehabilitation clinic, is to be classified as a special structure. The basis for further planning are the existing as-built documents and fire protection planning documents, taking into account the current legal, technical and building regulations. The existing documents must be checked for completeness and updated to reflect current legal and regulatory requirements and, if necessary, newly created. The clinic currently has 143 patient rooms and a further 12 rooms in the adjacent PARKPALAIS. As part of the measure, the number of patient rooms is to be increased to a total of approximately 160 to 165 rooms, including the PARKPALAIS. For this purpose, the existing areas and room structures must be checked and adapted accordingly. The building has a considerable need for renovation and modernisation as well as fire protection deficiencies. The planned measures include in particular the energy renovation of the building envelope, the renovation of the patient rooms including the bathrooms, the redesign of the foyer, corridors and dining hall, the adaptation of the therapy and movement areas as well as the renewal and adaptation of the technical building equipment and fire protection upgrading of the building. The FÜRSTENHOF KLINIK is located in a central location in Bad Pyrmont. The spa park borders the property immediately to the west, and the Brunnenplatz with the Wandelhalle is located to the east. Together with the Hotel Fürstenhof and the Grand Hotel Bad Pyrmont, the clinic forms a coherent building ensemble with a protected courtyard. The inner-city location and the existing development conditions place special demands on the construction site logistics and the implementation of the construction measures. The clinic building is also located within the qualitative protection zone II of the spa spring protection area for the state-recognised spa springs in Bad Pyrmont. The resulting requirements as well as the necessary official coordination and approvals must be taken into account in the planning and implementation. The construction measures are to be carried out in sections and during ongoing clinic operations. For this purpose, a coordinated construction phase and interim planning is required. The functionality and safety of the clinic operation as well as the necessary escape and rescue routes must be ensured throughout the construction period. Disruptions to patients, employees and visitors are to be kept to a minimum. With the planned construction measure, the FÜRSTENHOF KLINIK is to be energetically optimised, technically modernised, fire-protected and functionally further developed. The implementation and prioritisation of the measures is based on the inventory, fire protection, construction phase and interim planning. The aim is to ensure the long-term performance of the clinic and to enable future-proof, flexible use. According to the current rough cost estimate, the costs of the overall measure amount to approximately 27.5 million EUR net or 32.725 million EUR gross plus any operating losses. Further details can be found in the attached project description dated 24.08.2026.
