Germany – Architectural services for outdoor areas – Planungsleistungen der Freianlage DGH Schwabenheim, Lph 5-9

The municipality of Schwabenheim intends to further plan and implement the associated open spaces as part of the new construction of the village community centre "Greiffenklauer Hof". The subject of the tendering procedure are the planning services for open spaces according to Part 3 Section 2 of the HOAI. The awarding is carried out within the framework of an EU-wide tendering procedure. There is already a planning for the open spaces from the previous phases. The basis for further processing is in particular the planning variant decided by the Council in March 2022. This provides for an event courtyard in the area in front of the Bacchuskeller as well as the functional and design integration of the open spaces between the village community centre, the existing building parts and the adjacent public traffic areas. A key component of the planning is the management of the existing different ground levels and development situations. According to the current planning, barrier-free access from Bachstraße and Schulstraße as well as a barrier-free connection from Bachstraße to the courtyard is planned. However, barrier-free access directly from the event courtyard was not planned in the planning variant decided by the Council. In the further planning, in particular the existing buildings and the existing cellar structures, including the Bacchuskeller and further cellar areas, the connections to the new building and the surrounding road spaces as well as the resulting height and access situations are to be taken into account. The existing planning documents, among other things, show several existing cellar areas which must be taken into account in the further planning. The open spaces are to serve both the development of the village community centre and as stay and event areas. In addition to the paved square, path and access areas, the necessary level transitions, installations, vegetation areas and other open space elements are to be further developed in terms of planning and accompanied up to execution. Scope of services The subject of the order are the performance phases 5 to 9 of the service spectrum open spaces according to § 39 HOAI in conjunction with Annex 11 HOAI. The contractor must take over the existing planning documents and continue the planning from performance phase 5 on this basis. The services therefore include in particular the execution-ready development of the existing planning, the preparation and support of the awarding of the executing services, the monitoring of the proper implementation of the open spaces as well as the subsequent object care.
