Germany – Engineering services – VgV-Verfahren Bauphysik - Neubau Bauhof Unterer Auenweg Leutkirch i.A.
Description
The urban planning of the district town of Leutkirch im Allgäu envisages the relocation of the existing municipal depot from Brühlstraße to the industrial estate at Unterer Auenweg south of the sewage treatment plant. The relocation of the depot is necessary to free up the site for the construction of a new fire station. The depot is part of the public infrastructure of the town of Leutkirch. The aim of the new build is to create a functional, economical and future-proof site that will permanently meet the requirements of municipal task fulfilment. The town of Leutkirch will carry out the project planning up to and including the approval planning in LPH 4. The site is bounded to the east by the access road - Unterer Auenweg - and to the west by the Eschach. The site slopes down from east to west, so that parts of the area lie in the HQ-Extreme flood zone. For economic reasons, the site will not be raised above HQ-Extreme. In the event of a flood, important access roads to the depot would also be affected and it would no longer be accessible. Currently, a ground level of 644.50 m above sea level is being targeted. A 10m wide protective zone will be created towards the Eschach. The building plot does not indicate any area of suspicion for the field of archaeology. In December 2025, the first boreholes for a soil report were carried out on the future site. These have been evaluated and will be incorporated into the further planning. The soil report will be available in the 2nd phase. In addition, a nature conservation report with impact assessment was prepared, this will be available in the 2nd phase. A functionally structured building complex in hybrid timber construction is planned: - Base, floor slabs and heavily stressed components in concrete - Timber frame construction, depending on use as insulated building envelope or as open cold hall - Load-bearing and stiffening external and internal walls as large-format, prefabricated timber elements. The GFA (R) is approx. 6,100m², GFA (S) approx. 2,200m² for canopies. For building physics proof and consulting services according to HOAI, Appendix 1, No. 1.2, LPH 1-7, optionally 8-9 as special service, a suitable engineering office, also with experience in timber or hybrid timber construction, is being sought. The required services include: 1. Thermal building physics - heat protection and energy balancing, incl. Blower-Door-Test 2. Building acoustics 3. Room acoustics. Consultation on the energy concept/heating concept (3 variants incl. costs) is expected. Proofs for the promotion of the KfW-Efficiency House Standard 40 are required. The assignment is to be made step by step. There is no legal entitlement to the further assignment of the respective subsequent stage of performance. Further information can be found in 5.1. the notice and the attached short information.
