Description
The planned measure concerns the St. Elisabeth in Lahnstein, which has been taken over by the Barmherzigen Brüder. As part of the expansion of psychiatric care, the third floor of the existing building is to undergo comprehensive core renovation to establish a gerontopsychiatric ward there. The basis for the planning is the determination notice for inclusion in the hospital plan Rhineland-Palatinate from 10.07.2025, which allocates the site an additional twenty inpatient beds. These twenty additional beds will be divided into two single rooms, two isolation single rooms, and eight double rooms, each with its own barrier-free bathroom. A gerontopsychiatric ward specifically treats older people with mental illnesses such as dementia, depression, or anxiety disorders. The premises are to be designed to be specifically barrier-free and clear to provide patients with maximum safety and orientation. In addition to the patient rooms, communal areas, nursing workstations, and functional rooms are planned. Central requirements are barrier-free design according to DIN 18040 and age- and dementia-friendly design through slip-resistant floors, clear contrasts, and intuitive orientation systems. The existing reinforced concrete frame in cellar construction will largely be retained but adapted for the new room structure. The facade is to be opened as part of the renewal of the windows but ultimately retained. As part of the renovation, it is planned to replace the existing windows with new thermal insulation glazing with integrated locking function. PV and solar thermal modules are planned for the main roof. Therefore, a new sealing may be necessary. The requirements for this will be taken into account in the planning; however, concrete planning or implementation of a PV system, solar thermal system or heat pump is currently not envisaged. The current installation is to be carried out in such a way that later adjustments are avoided as far as possible. The interior fittings are to be completely renewed, including floor coverings, wall and ceiling claddings. In addition to the main work on the third floor, connecting work will be necessary on the risers of the adjacent floors. The gross floor area of the floor is 1,225.68 m². The approved usable area (NF) according to the room programme as of 11.11.2025 is 719 m². The target planning from 21.11.2025 showed an implemented usable area of 817.46 m² NF. The room concept is based on the existing room programme and takes into account therapy and examination possibilities as well as ancillary rooms.
