A terminal area on Pier III is available for lease. The approximate location can be seen from the attached site plan. The area is approximately 110,000 m² in size and consists of sub-areas 1 with a size of approximately 55,900 m² and 2 with a size of 54,100 m². The area is located on the east side of Pier III behind berths 12 and 13. Berth 12 is equipped with a conveyor system and a ship loader for fertilizer transshipment. The area is located in the special harbour area. There is no land-use plan. All areas will be handed over as they are after the previous user has vacated them. Any development work required will be the responsibility of the lessee. The area is currently leased and developed. It is currently used for the transshipment and storage of grain, as well as the transshipment, storage and processing of oilseeds. The area is developed with warehouses with associated bulk loading for trucks, transshipment systems for grain and oilseeds for quay transshipment, processing plants for oilseeds and storage tanks for vegetable oils. The sole purpose of use is the establishment and operation of a port terminal for the maritime transshipment, storage and processing of agricultural products. The lease agreement is to commence on 01.01.2032 and is to be concluded for the next 20 years. At the start of the contract, sub-area 1 will be handed over. The handover of sub-area 2 will follow after the clearance, which begins on 27.01.2036. If the lessee demonstrates a corresponding need, the lessee may be granted a unilateral option to extend the lease for up to two periods of five years. The lessee will undertake to build the facilities or structures shown in their concept (part of the offer) in the lease agreement. The commissioning of the facilities or structures to be built must take place no later than 24 months after the start of the contract. The annual minimum rent at the start of the contract (01.01.2032) is determined from the minimum requirement of 7.20 EUR/m² net, adjusted according to the percentage change in the monthly consumer price index for Germany, as determined by the Federal Statistical Office, compared to the level in January 2027. The rent may change during the contract period due to the agreement of a genuine value retention clause. The lessee undertakes to transship at least 800,000 t of bulk cargoes via the quay edge of the Rostock-Überseehafen and to handle them on the leased area each year. Quantities transshipped by other traders will not be recognised for the minimum transshipment requirement. The lessee further undertakes to create full-time jobs or a corresponding number of part-time jobs equivalent to full-time jobs, in accordance with their offer, but at least 40 at the location in Rostock. The facilities and structures built or taken over by the lessee remain the property of the lessee. The leased area must be cleared and returned to the lessor at the end of the lease. There is no entitlement to compensation. If the lessee guarantees conditions relating to the selection criteria (e.g. creation of a certain number of jobs, fulfilment of a certain transshipment quantity via the quay edge, etc.) in their offer, non-compliance will be sanctioned by contractual penalties.
