Description

The subject of the contract is the implementation of a multi-family residential building for social housing needs. The primary function will be residential, as well as recreational (green areas with a public recreation area). The whole will be supplemented with necessary communication (accesses, driveways, ramps) and technical infrastructure (building equipment, external installations and connections). A functional layout is planned for 3 above-ground floors, i.e. on the ground floor, 1st floor, 2nd floor. The building is designed with the main entrance from the west side. The building provides for entry via 2 separate staircases. Vertical communication is ensured by staircases and passenger lifts adapted for the transport of disabled persons. The building has 57 residential units, including 5 adapted for disabled persons, and 57 tenant compartments, as well as technical rooms. The building will be constructed in traditional masonry using silicate blocks. The building is adapted to the existing ground level. The external walls of the building will be finished using the traditional light-wet method. The zero level of the ground floor from the ground is 0.32 m. The external walls are double-layered masonry made of 24 cm thick silicate blocks, insulated with a 25 cm thick layer of styrofoam. The building is covered with a two-slope roof with a 4° pitch in the form of a ceiling roof. All ceilings in the building are designed as reinforced concrete ceilings using a system of compressed filigree slabs.

A functional layout is planned for 3 above-ground floors, i.e. on the ground floor, 1st floor and 2nd floor. The building does not have a basement.

As part of the subject of the contract, the Contractor will obtain, on behalf of and for the benefit of the Contracting Authority, the final decision on the permit for use for the completed building objects. To this end, the Contracting Authority will transfer the appropriate power of attorney to the Contractor.

The subject of the contract includes the execution of:

a) Preliminary, earth, construction works,

b) Floors,

c) Carpentry,

d) Internal and external finishing works,

e) Hardened surfaces,

f) Lawns,

g) Recreation areas,

h) Waste bins,

i) Water supply connection,

j) Sanitary sewer connection,

k) Heating installation,

l) Mechanical ventilation installation,

m) HVAC installation,

n) External and internal potable water installation,

o) External and internal sanitary sewer installation,

p) Substation,

q) Lighting installation,

r) Socket and power installation,

s) Earthing, lightning protection and equalizing connection installation,

t) Structural installation,

u) RTV system,

v) Video intercom installation,

w) PV installation,

x) External network and lighting installations

A detailed description and scope of the subject of the contract is specified in:

a) Design documentation – Annex No. 5 to SWZ,

b) Bill of quantities – Annex No. 4 to SWZ,

c) STWiORB – Annex No. 6 to SWZ,

d) Draft contractual provisions – Annex No. 8 to SWZ.

The principle of lump-sum remuneration has been adopted in the draft contractual provisions, therefore the bill of quantities, which is part of the tender documentation, also aims to enable the valuation of individual work items.

To determine the offer price, the following VAT rates should be applied for works relating to:

a) Residential building – 8% VAT,

b) Land development – 23% VAT

The Contracting Authority requires the Contractor to submit a detailed cost estimate of the offer, along with a table of aggregated elements, a list of materials, a list of labor and equipment, prepared on the basis of the Design Documentation, Bill of Quantities, STWiORB and any local vision, carried out by the Contractor, before signing the contract.

Furthermore, as part of the subject of the contract, the Contractor is obliged to ensure that persons with qualifications in the fields of construction and installation, in the field of networks, installations and thermal, ventilation, gas, water and sewerage equipment, in the field of networks, installations and electrical and power equipment are in charge of the works, and to keep a construction diary in cooperation with the Supervision Inspector (if appointed).
