In a first construction phase, two listed, three-storey office buildings with a single-storey connecting structure, and in a second construction phase, a further office building are to be renovated. The construction phases will be planned separately. The 1st planning phase for the 1st construction phase begins 07.09.2026-31.01.2027, 2nd construction phase begins 01.06.2026-14.04.2028. Object data: Construction phase 1 – House B and C Gross floor area: approx. 746 sqm (building without paved areas in the outdoor area) Main usable area: Ground floor-First floor-Second floor 1,261 sqm Total area: Basement-Ground floor-First floor-Second floor 2,193 sqm Construction phase 2 – House D Gross floor area: approx. 733 sqm Main usable area: Ground floor-First floor 1,448 sqm Total area: Basement-Ground floor-First floor 1,905 sqm (top floor not developed) The buildings are to implement a realignment as a modern, digital administration and the necessity of renovation due to age-related wear and tear. The work comprises only the interior construction, renovations in the facade and exterior area having been completed in advance. The houses of both construction phases are heated with district heating. No building automation and comprehensive ventilation systems are present. Renovation objectives for both construction phases are the implementation of the new fire protection concept, renovation of the WC facilities where not already renovated, installation of tea kitchens, dismantling of washbasins in offices, needs assessment of room air-conditioning systems through individual room solutions, renewal of radiators with pipes, measures to improve energy efficiency. Room concepts and room occupancy as well as a cost estimate are available. The planning for the first construction phase is to begin in mid-2026, the construction execution in 2027/2028. The planning for the second construction phase is scheduled to begin in mid-2027, the construction execution in 2028/29.
