Poland – Construction work – Budowa Szkoły Podstawowej na działce nr 160/2 (dawniej nr 160), obręb Karwiany-Komorowice, gmina Żórawina

3.1. The subject of the contract is the design and execution of construction works (formula "design and build") as part of the investment task entitled "Construction of a Primary School on Plot No. 160/2 (formerly No. 160), Land Registry District of Karwiany-Komorowice, Gmina Żórawina", implemented on the property located at ul. Wiosennej in Komorowice (55-020), i.e. on the cadastral plot No. 160/2 with an area of 3.0118 ha (30,118 m²), created by the division of plot No. 160 with an area of 4.0135 ha (40,135 m²), Land Registry District of Karwiany-Komorowice, Gmina Żórawina, Wrocław County, Lower Silesian Voivodeship, where the investment area covers the north-eastern part of the property with an area of approximately 1.73 ha. The division of plot No. 160 is based on the division project (map with the division project, GEO-BAU Jan Hutnik); until the decision to approve the division becomes final, plot No. 160 remains in legal circulation – the conditions for connection to the network issued for plot No. 160 and other decisions remain valid. 3.2. The required scope of the Investment includes the preparation of complete design documentation together with obtaining all necessary studies, decisions, opinions, applications and agreements, including the final and binding decision on the building permit, the execution of full-scale construction works on this basis and the handover of the facility for use, in accordance with the Functional-Utilisation Programme (hereinafter: "FUP"), which includes in particular: 3.2.1. the development of the concept (including participation in at least three consultative meetings at the Contracting Authority's premises), the architectural design (land development project, architectural and construction project and technical project), the execution project, technical specifications for the execution and acceptance of construction works, the subject of the works and the investment cost estimate, together with the necessary studies (including geotechnical ones), enabling the start of construction works on the basis of the final decision on the building permit, 3.2.2. the construction of a single-storey building of a public primary school with a net area of approximately 1,940.9 m², intended for approximately 300 pupils of classes 4–8 (12 classrooms), implemented in modular technology, with the features of an intelligent, low-emission and energy-efficient building, meeting accessibility standards and free of architectural barriers, together with a link enabling connection with the planned sports hall building and with the reservation of land for the expansion of the building for early school education (classes 1–3), 3.2.3. the development of the investment area, including the layout of internal communication, 74 parking spaces for passenger vehicles, 70 bicycle parking spaces (including 40 covered), a manoeuvring area, an assembly area, a recreational-sports area with an outdoor gym, a set of sports fields with a running track and a long jump pit, small architecture objects, lighting, fencing and landscaped greenery together with tree and shrub plantations, 3.2.4. the construction and possible reconstruction of networks, connections and technical infrastructure facilities as well as the equipment of the facility with building installations, installations and permanently built-in equipment, to the extent indicated in the FUP, 3.2.5. the performance of author's supervision throughout the construction period, the maintenance of construction documentation, the preparation of post-construction documentation (including post-construction geodetic inventory) and instructions for the use and maintenance of the facility, as well as obtaining the final decision on the permit for use (or effective notification of completion of construction), enabling the commencement of use of the facility. 3.3. The detailed description of the subject of the contract includes the Functional-Utilisation Programme, which is TOM III SWZ – Subject of the Contract, together with the annexes.
