Germany – Construction work – Neubau des Campus Bockmühle durch einen Totalübernehmer oder einen Totalunternehmer auf Grundlage einer Funktionalen Leistungsbeschreibung (FLB)

The subject of the present tender is planning and construction services for the new construction project titled "Neubau Campus Bockmühle". The current buildings and outdoor facilities on the extensive grounds of the Gesamtschule Bockmühle are in urgent need of renovation and no longer meet today's requirements for use and technical building equipment. The real estate management of the City of Essen therefore plans to redesign the existing school grounds of the Gesamtschule Bockmühle at Ohmstraße 32 in Essen-Altendorf through the new construction of a six-track comprehensive school and the new construction of a school sports hall. The new construction is to develop the school location into an attractive and modern educational location, but also to enable diverse links to the district and the social facilities located there. High expectations are therefore attached to the redevelopment of the school grounds. This concerns the spatial-functional and architectural qualities as well as the cost-effectiveness of the individual use components, but in particular also the integration of the campus into the urban and social space of the district as well as the long-term development capability of the entire area. The Campus Bockmühle is to be realised in the form of two turnkey functional units for the Gesamtschule (approx. 15,097 m² usable area according to DIN 277 ("NUF")) and the multi-purpose sports hall (approx. 4,472 m² usable area according to DIN 277 ("NUF")), the associated infrastructure measures and the associated outdoor facilities. The site of the Gesamtschule Bockmühle is available for this purpose, which offers space for a construction site of approximately 74,300 m². The overall project is divided into the following sub-projects, which are part of the scope of services of the contractor:

- New construction of Gesamtschule Secondary Level 1 (SEK I)

- New construction of Gesamtschule Secondary Level 2 (SEK II)

- 5-Lane Sports Hall

- Outdoor facilities belonging to the school buildings

The building of the Secondary Level 1 will house, in addition to the future classrooms and subject rooms, a district library on the ground floor. In the building of the Secondary Level 2, in addition to the classrooms and further science subject rooms, a forum with a canteen as well as in the southern area the district and senior citizens' meeting point and the youth check-in point will be created. The sports hall with its five hall units will be used not only for school sports in the future, but also by clubs, especially for wheelchair sports. Accordingly, comprehensive, barrier-free access to the sports hall must be ensured.
