Description

The subject of the procedure is the development of an interdisciplinary overall concept for a year-round usable indoor experience world ("Feenstein") at the location Saalfeld. The measure is carried out through the conversion and renovation of an existing single-story building (former confectionery), which was constructed in the first half of the 1990s for sales, as well as for production and office uses, and is currently unused. The gross floor area is approximately 960 m², the net floor area approximately 850 m². The offer is aimed in particular at the core target group of families with children aged approximately 4-12 years. At the same time, the concept should be developed in such a way that accompanying persons as well as younger or older children are also emotionally integrated into the experience, i.e. the experience dramaturgy functions across generations and a high quality of stay is created for the entire family. Furthermore, the existing tourist offer of the Feengrotten should be supplemented and expanded and a high quality of stay for children and accompanying adults within a common experience area should be offered. What is required is not a classic indoor play facility, but a spatially and scenographically developed experience architecture that is based on analog, sensory and atmospheric qualities and enables both a dramaturgically guided first visit and a free, repeatable use on follow-up visits. In terms of content, a consistent overall concept is to be developed that combines the themes of nature, mining, magic and fantasy and translates them into a unique experience quality through materiality, lighting and room sequences. The spatial organisation is to be oriented towards a hybrid use system and includes throughput rooms for guidance and orientation (approx. 40-50 %), experience rooms for active use and interaction (approx. 30 %) as well as waiting rooms for extended stay and depth of use (approx. 20-30 %), which are to be designed as a coherent system with flowing transitions. In addition to a clear routing, a conscious permeability is to be provided in order to enable alternative uses and repeated visits. The experience dramaturgy is to map a comprehensible sequence of entry, activation, intensification, deceleration, climax and return. The interaction is to be designed predominantly analog, physical and haptic, digital elements are to be provided where they offer a functional or content-related added value; in particular, the connection of analog design with digital further processing is to be part of the concept, for example within the framework of a creative module. The design is carried out without daylight and is based on targeted staging through artificial lighting, materials and acoustic and haptic elements, whereby a robust, long-lasting and low-maintenance implementation with as little technical complexity as possible is to be aimed for. In addition to the experience areas, all functional areas, in particular reception and ticketing, cloakroom, shop, gastronomy, sanitary facilities, staff areas, storage areas as well as technical and ancillary rooms, are to be integrated into the overall concept and arranged in such a way that the experience flow is not impaired. The planning is carried out within an investment framework of approximately 3.8 million EUR net, the investment framework for cost group 400 amounts to 0.952 million EUR gross at the present time. The cost estimate for the individual plant groups amounts to the following at the current time gross: KG 410 Sewage, water and gas systems: 123,760.00 EUR KG 420 Sewage, water and gas systems: 171,360.00 EUR KG 430 Air conditioning systems: 133,280.00 EUR KG 440 High-voltage systems: 333,200.00 EUR KG 450 Telecommunications and information technology systems: 95,200.00 EUR KG 470 Use-specific systems (event and stage technology): 95,200.00 EUR For the project promoter, both environmental and climate policy aspects and the long-term energy efficiency and sustainability of the building are of central importance. The aim is to realise a solution that permanently minimises energy consumption, is economically viable and best meets the requirements for sustainable building operation. Special importance is attached to the interplay of the planning of technical equipment with the building design, scenography and structural design. Overall, a technical equipment is to be developed that represents an economically viable, operationally efficient and long-term usable solution and that contributes to making architecture, scenography, use and operation a unique object of fantasy and magic with surprises and a clear unique selling proposition as a consistent overall system.
