France – Urban planning and landscape architectural services – Accord cadre de maîtrise d'oeuvre urbaine et opérationnelle pour la ZAC du Pré Gauchet à Nantes

The Pré Gauchet urban project covers a 164 ha area in the immediate vicinity of the city centre of Nantes, between Gare au Nord to the north and the Loire to the south. Since 2003, Nantes Métropole and Nantes Métropole Aménagement have been carrying out an urban renewal operation there, aiming to: unblock the Malakoff district by building infrastructure to connect it to the city centre and the Île de Nantes, and by developing a new, mixed-use neighbourhood at the foot of the station; contribute to the development of a tertiary hub: EuroNantes, by constructing nearly 170 000 m² of office space in the sector. Today, the urban project designed by the Groupement Ruelle architecture (lead designer) has already seen the construction of 1 700 homes, 145 000 m² of offices, 17 000 m² of activities, 60 000 m² of facilities. The structuring public spaces have also already been completed, namely the mail Pablo Picasso, the boulevard de Berlin, the rue Marcel Paul, the parvis de la Gare sud. The project is in its final phase, comprising: the operational implementation of the last sector consisting of the plots located at Gare Sud, opposite the PEM to be delivered in 2025; the implementation of the SAUPIN, E and 3C plots; the management of the dispersed operations on the scale of the ZAC; the construction of the Magistrale cycle path on the mail Pablo Picasso. The project management team will also need to focus on all the subjects related to the objects already identified (various support for all initiatives that arise) and the cross-cutting themes that need to be addressed alongside the client: work on the ground floors, work on landscape continuities… The support for real estate projects will need to be carried out in line with the work carried out to date, highlighting architectural excellence and the link between public space and ground floors. The design of public spaces will, for its part, continue to contribute to the infiltration of rainwater, the cooling of the city, the welcome of biodiversity. It will also work to promote active mobility, well-being at work and at home, conviviality and the search for social ties.
